A renovation project with a view

This project was 360Reno’s most significant property transformation to date. This property is situated in the most stunning location overlooking the Swan River in the prestigious suburb of Mount Lawley. The property was built in 1983 and still presented in its original style with the interior design untouched except a lick of paint in 1991 and 2003.


The client wanted a complete transformation to modernise the property throughout. The client purchased the property 14 years ago, and it had previously only had two other owners. The stunning location of this property boasts river views from every room and is located close to Perth’s CBD.


The project began by doing a complete gut out of the entire property to create a blank canvas. The property floor plan downstairs had different levels, with a step-down in the living area, which was quite dangerous and easily missed by guests. We raised the floors to create one level, which was then tiled in polished porcelain throughout.


All the walls were originally rammed earth, which the client wanted to change, with a modern finish. We achieved this by covering all of the walls and exposed wooden beams in gyp-rock, which was a masterpiece in itself, creating beautiful architectural features in the property.


There were two skylights installed upstairs in the hallway to let in more light. The stairway got a makeover by removing all the wooden spindles that were extremely old-fashioned. We then came up with a cost-effective solution to modernise the stairs without installing glass. The steps were sanded and painted in clear coat polyurethane to highlight the gorgeous original jarrah, while the remaining wooden bannisters were painted white. We then installed a stainless steel cabling, which modernised the stairway perfectly to meet the brief.


The original master bedroom had an en-suite with a small bathroom off the hallway. We knocked down the partition wall and created one big masterpiece en-suite with hallway access. This master en-suite was tiled in polished porcelain with a feature strip of bling mosaic. There were two recesses built, one over the bath and one over the shower. The freestanding bath had a stunning chandelier hung directly above which coordinates with the bling mosaic perfectly.


The second bedroom had an en-suite created from the wardrobe with some additional space taken from the adjoining bedroom/office. The wardrobe was then relocated to the other side of the room, which had a perfect little nook to accommodate.


Paul Brereton did all the electrical work. He also had a bit of a challenge on his hands with all the wiring which was old and in a bit of a state. The client had some stunning light fittings installed throughout the project, with a massive statement piece chandelier in the dining area.


Downstairs the kitchen was designed to be white and modern with a freestanding island. Our kitchen installer Gary then worked his magic and built and installed the cabinetry to perfection. There were stone bench tops and splashbacks installed with a similar vein to that in the polished porcelain flooring. This same style was carried through in the laundry room and downstairs bathroom to create continuous flow throughout.
